UH REIT income rises 21% as distributions exceed nine-month earnings
Rental and interest income increased, but higher fees absorbed part of the growth and distributions reduced reported net assets.

UH Real Estate Investment Trust increased nine-month net income by 21 per cent to N752.24 million, while distributions exceeded the period's earnings and reported net assets declined slightly. The figures show why income growth alone does not describe the full outcome for holders of the listed property fund.
The unaudited accounts for the nine months ended September 30, 2026 , approved for release by fund manager SFS Capital Nigeria on October 16, report total income of N1.10 billion, against N790.75 million a year earlier. Rental receipts remained the largest income category, but their share of the total fell.
Rents grew more slowly than total income
Rental income increased to N604.30 million from N511.80 million, a gain of 18.1 per cent. Interest income reached N388.40 million from N274.98 million. Sundry income rose to N104.40 million from N3.97 million, contributing substantially to the increase in overall income despite its smaller absolute size.
The income mix consequently became less concentrated in rent: rental income represented 55.1 per cent of the total, compared with 64.7 per cent a year earlier. For investors seeking property-linked cash generation, this is a useful qualification. The increase in total income should not be interpreted as an equivalent increase in rents or evidence that every property achieved higher occupancy.

Higher management fees absorbed part of the growth
Total operating expenses increased to N344.87 million from N169.06 million. The manager's fee rose to N208.93 million from N79.60 million, while the custodian fee increased to N20.89 million from N7.96 million. Other administrative expenses also rose, reaching N92.89 million from N60.92 million.
Expenses therefore grew faster than income. BusinessPress calculations put the expense-to-income ratio at approximately 31.4 per cent, compared with 21.4 per cent in the corresponding period. This explains why net income increased more slowly than gross income. The figures do not establish an improper fee or a change in the contractual fee basis; that would require examination of the governing terms.

Distributions reduced reserves despite positive earnings
The statement of changes in equity records distributions of N1.04 billion during 2026, against nine-month comprehensive income of N752.24 million. After a positive N21.01 million adjustment, net assets ended at N27.68 billion, compared with N27.95 billion at December 31. The decrease was approximately one per cent.
A distribution exceeding current-period earnings does not, by itself, establish an improper payment or an immediate funding problem. Payments can relate to earlier accumulated amounts and are governed by the trust's applicable rules. It does mean that investors should distinguish the cash received from the income earned during this reporting period and assess the effect on remaining reserves.

Property assets still dominate the portfolio
Investment properties were valued in the accounts at N25.28 billion, compared with N25.73 billion at year-end. Against total assets of N29.17 billion, property represented approximately 86.7 per cent. The trust separately held N490 million in Federal Government sukuk, unchanged from December, alongside other financial assets and cash-equivalent holdings.
The portfolio list includes properties in Ikoyi, Lekki and Abuja. However, the statement does not establish a portfolio-wide market-price decline merely because the aggregate property balance fell. Changes in specific holdings, valuations or transactions can affect the total. Investors need the relevant transaction and valuation disclosures before attributing the movement to a broad change in Nigerian property prices.

The cash balance is mainly short-term securities
Cash and cash equivalents increased to N2.88 billion from N2.42 billion. The supporting note identifies N2.78 billion in Treasury bills and N102.56 million in OMO bills, with only approximately N1.24 million recorded as cash at bank. The balance therefore should not be described as an equivalent amount sitting in a current account.
These holdings can generate income while preserving a source of liquidity, subject to their terms. The disclosure also helps explain the importance of interest earnings alongside rents. For unitholders comparing the trust with direct property ownership, the return reflects a mix of real-estate exposure, financial investments, fees and distribution decisions rather than rent collection alone.

The next assessment should track rental growth, the recurring nature of sundry income and the fee burden. Those measures will help establish whether distributions can be supported by ongoing earnings while preserving the fund's asset base, rather than relying on the headline increase in total income as a complete measure of performance.
